`WIRE` · `AI DATA CENTERS` · `US` · Data as at 30 Sep 2026, filed 29 Oct 2026 (US)

Alphabet now stands behind **$48.0 billion** of other companies' data centre rent. Its quarterly filing on 29 October shows the backstops it has signed with third-party data centre providers rose from $16.9 billion at the end of 2025, almost **2.8 times** in nine months. If a covered tenant stops paying, Alphabet covers the lease payments, and in some deals the power bill, then takes over the halls or sublets them. On the [AI Data Centers layer](https://www.sotkn.com/stack/ai-data-centers/), the building is no longer financed on the tenant's name alone. It is financed on Google's.

## What happened

Signed backstops

**$48.0 billion at 30 September, up from $16.9 billion at 31 December**

Booked as credit derivatives. Terms run up to 15 years and the exposure shrinks as tenants pay

Promised, not yet signed

**$27.7 billion more of future backstops, $10.0 billion of it for Crux AI**

Crux AI is Alphabet's compute venture with Blackstone, in which Alphabet holds a minority stake. Total data centre backstops come to $75.7 billion

Power guarantees

**$22.8 billion of guarantees, mainly for long-lead power equipment**

These help counterparties order equipment for Alphabet's future power purchase and energy agreements

Its own queue

**$130.5 billion of leases signed but not started, plus $145.3 billion of assets not yet in service**

The leases, mostly data centres and energy infrastructure, start between 2026 and 2031 with terms of one to 26 years

## Why cash cares

A backstop is a promise, not a payment. Alphabet pays nothing unless a tenant defaults. But the promise does real work before then. A developer building a hall for a younger AI company can borrow against Alphabet's credit rather than the tenant's, so the debt gets priced off one of the strongest balance sheets in the market. That is the cheapest way to get a building financed, and Alphabet is now selling it at scale.

The pace is the news. Signed backstops grew by about **$31.1 billion** in nine months, on our arithmetic. Total data centre backstops of $75.7 billion plus $22.8 billion of power-equipment guarantees make **$98.5 billion** of contingent support. The signed $48.0 billion alone equals about **37%** of the $130.5 billion of leases Alphabet has signed for itself that have not yet started. Of the $27.7 billion still to be put in place, about **36%** is earmarked for Crux AI.

Alphabet's own buildout is moving just as fast. Assets not yet in service, mostly halls and servers still being built or installed, rose from $78.6 billion to **$145.3 billion**, up about $66.7 billion or 85%. Capex for the nine months was $132.0 billion against $127.1 billion of operating cash, which leaves free cash flow at about **minus $4.8 billion** for the period, on our arithmetic.

**Figure: Google co-signs the rent.** Signed data centre backstops at the end of 2025 and at 30 September 2026, the backstops promised but not yet signed, the power-equipment guarantees, and Alphabet's own leases not yet started. The 2.8 times growth, the $98.5 billion total, the 37% share and the cash flow gap are our arithmetic on Alphabet's 10-Q.

## The step that is still open

Tenant credit. Power and land are scarce, but the step this filing points to is the lease itself. A hall gets built only when a lender believes the rent will be paid for ten years or more. Many of the tenants that want AI capacity are young, unrated or losing money, and Alphabet is filling that gap with its own name.

The protection runs one way. If a tenant fails, Alphabet can step into the lease for its own use or sublet the space, and under some conditions it can end the backstop with a termination payment, which counterparties may partly offset with cash or equity. Those offsets are not counted in the $48.0 billion. Alphabet does not name the developers or tenants it covers.

## The second-order read

**Who gets paid.** Developers and their lenders. Debt priced off Alphabet's credit costs less, which makes a hall for a weaker tenant financeable. Equipment makers selling transformers and other long-lead gear also get orders placed earlier, with Alphabet guaranteeing the buyer.

**Who waits.** Alphabet shareholders. The backstops sit outside the lease liabilities, carry terms of up to 15 years, and only show their cost if a tenant defaults. The company says that, depending on market conditions, these exposures could be significant.

**Who pays.** The tenants, through rent, and in some deals through equity or cash they hand Alphabet in return for the support. The terms are not disclosed.

**Stuck step.** Tenant credit. Capacity is not the only bottleneck. A building also needs a name lenders trust, and right now that name is often Google's.

## Three cautions

The $48.0 billion is a maximum, not an expected loss. It is the most Alphabet could owe if every covered tenant defaulted, and it shrinks as rent is paid.

The counterparties are not named. Alphabet does not say which developers, tenants or sites the backstops cover, so it is not possible to judge the credit behind them from the filing.

Crux AI is a related party. Alphabet owns a minority stake, has promised it up to $10.0 billion of backstops, and also counts its commercial agreement in Google Cloud's backlog. Read Crux numbers as partly circular.

## What to watch

- **Early 2027**: Alphabet's 10-K for 2026, and whether signed backstops keep climbing toward the $75.7 billion total.
- **Next quarterly filings**: Microsoft, Amazon and Meta notes, and whether any other hyperscaler starts disclosing backstops of its own.
- **Any default**: the first case where Alphabet steps into a lease or sublets a hall would show what the protection is really worth.
- **2026 to 2031**: the $130.5 billion of Alphabet's own unstarted leases moving onto the balance sheet as they begin.

Not investment advice. Do your own research. The 2.8 times growth, the $31.1 billion increase, the $98.5 billion total, the 37% and 36% shares, the 85% rise in assets not in service and the minus $4.8 billion free cash flow are our arithmetic.
