- Description: On 16 October EverWind unveiled a $10 billion plan for a 420 MW data center campus and wind farms in Nova Scotia, and Anthropic signed a 20-year lease for the first 95 MW. The 325 MW expansion has no tenant named and still needs financing and grid approval.

`WIRE` · `AI DATA CENTERS` · `CANADA` · Data as at 16 Oct 2026

Anthropic has signed for the first slice of a campus that is mostly still a plan. On **16 October 2026** EverWind said it will spend more than **$8 billion** to build, own and finance a **420 MW** data center campus at Point Tupper, Nova Scotia, plus **$2 billion** for four onshore wind farms. A frontier AI developer has signed a long-term lease for the first phase, and later that day Anthropic said it was the tenant, for at least **20 years**. That first phase is **95 MW**, due in late 2027\. The other **325 MW** is targeted for 2028, with no tenant named. On the [AI Data Centers layer](https://www.sotkn.com/stack/ai-data-centers/), this is a landlord with one signed tenant raising money for a campus more than four times that size.

## What happened

The lease

**Anthropic leases the first 95 MW phase for at least 20 years. The rent was not disclosed**

Anthropic said the site will power Claude models, and that Canada is the sixth-largest user of Claude in the world

The campus

**95 MW in late 2027, then a 325 MW expansion targeted for 2028, for 420 MW in all**

Land clearing has started at EverWind's existing industrial site, next to its planned green hydrogen plant

The money

**More than $8 billion for the campus and $2 billion for wind. EverWind starts with its own capital, then goes to banks and pension funds**

A First Nations group led by Membertou is negotiating an ownership stake in the campus

The power

**The existing grid supplies phase one. The 650 MW of wind will not be ready by late 2027**

EverWind will pay for every grid connection and upgrade. The expansion stays off the grid until system studies and approvals are done

## Why cash cares

A signed lease makes a campus fundable. It does not make all of it paid for. That is the gap at Point Tupper.

Start with who gets paid first: the builders. EverWind expects about 2,000 construction jobs across the staged build, and its own consultants put direct construction spending in Nova Scotia at about **$2.4 billion**. That money moves from now, out of EverWind's own capital, before any rent comes in.

The grid is paid next, and EverWind pays it. The company says it will fund all connection, network upgrade and other electricity costs the campus causes, so existing customers do not carry them. Anthropic said the same thing in its own statement. Phase one runs on power already on the Nova Scotia grid, because the wind farms will not be finished in time. EverWind says the province's grid operator produced a study showing the existing system can support phase one.

The wind owners wait longer. EverWind's four wind farms, about **650 MW** across roughly 80 turbines, have their environmental approvals. A Mi'kmaq group led by Membertou First Nation owns 51% of them, SaltWire and The Canadian Press reported. They earn when the turbines turn, and that is after the first hall opens.

EverWind is paid last. A data center landlord earns rent once a tenant moves into a powered hall, which is why [data center leases start when the power does](https://www.sotkn.com/explained/data-center-lease-explained/). Anthropic's 20-year lease covers the first phase. Now that the lease is signed, EverWind says it will go to banks and pension funds for the rest of the money.

Here is our own arithmetic, not a company figure. **$8 billion over 420 MW** is about **$19 million per MW** of campus power. The leased phase is **95 MW**, about **23%** of the campus. The other **325 MW**, about **77%**, has no tenant named. The full 420 MW is about **14%** of Nova Scotia's generating capacity of close to 3,000 MW, which CBC reported. Phase one alone is about **3%**. The wind farms' 650 MW is about **1.5 times** the campus, but wind does not blow all the time, so that figure is not the power the halls can count on. The $2 billion for wind comes to about **$3.1 million per MW** of turbines. Late 2027 is about **14 months** away.

![Point Tupper ledger: 95 MW leased to Anthropic, 325 MW without a named tenant, and who gets paid when at EverWind's 420 MW Nova Scotia data center campus](https://storage.ghost.io/c/cd/10/cd10e222-131f-4ba4-b4a9-ca4214e8c12d/content/images/2026/10/point-tupper-ledger-print.png)

**Figure: Point Tupper ledger.** One phase is leased and more than three-quarters of the campus is still a plan. The per-MW, percentage and month figures are our arithmetic on EverWind's 16 October release and CBC reporting.

## The step that is still open

Money, then power for the second phase. The 95 MW phase has a tenant, a grid study and land being cleared. The 325 MW expansion is the bigger part, and EverWind's own release says it is "subject to applicable commercial, technical, and regulatory conditions". It will not be connected to the grid until the province's system studies and approvals are done, and it has no tenant named.

That is why the lease matters more than the headline number. The $10 billion is what EverWind plans to spend. What Anthropic signed for is less than a quarter of the campus. Ready is not paid: a hall earns only when power, building and tenant arrive together, and so far only the first phase has a tenant and a path to power.

We have seen Anthropic sign for capacity in many places this week. On 15 October Lambda was [raising $4 billion with Anthropic filling most of a $50 billion backlog](https://www.sotkn.com/wire/lambda-4b-pre-ipo-50b-backlog-anthropic-wire/). Earlier, NTT Data was [in talks on a $6.3 billion Osaka data center for Anthropic](https://www.sotkn.com/wire/ntt-data-anthropic-osaka-6-3b-data-center-talks-wire/). And like [Digital Realty in De Soto](https://www.sotkn.com/wire/digital-realty-de-soto-20m-600-mw-data-center-wire/), EverWind is promising the local community money before the halls run, here a benefit fund of "tens of millions" of dollars for phase one, with no exact figure yet.

## The second-order read

**Who gets paid.** Builders and contractors, from now. The grid, through upgrades EverWind funds. The wind farm owners, including the Membertou-led group, once the turbines run.

**Who pays.** EverWind, now, from its own capital. Lenders and pension funds, if they sign. Anthropic, through rent, once the first halls are ready.

**Who waits.** EverWind's rent on the 325 MW expansion, until a tenant signs and the grid approves it.

**Stuck step.** Financing the 77% of the campus with no named tenant, then connecting it to a grid of about 3,000 MW.

## Three cautions

The rent is not public. EverWind declined to give the value of the lease, so we cannot say how much of the $8 billion the lease would repay.

The dollar figures are EverWind's plans, not money raised. Its release does not name the currency, and Canadian outlets report the figures as given.

The 95 MW, 325 MW and 420 MW are power figures from EverWind. Our $19 million per MW spreads total planned campus spending over power, so it is not a building cost or a price for the IT inside.

## What to watch

- **EverWind's financing**: whether banks or pension funds sign for the campus, and on what terms.
- **A tenant for the 325 MW expansion**: Anthropic or another name, before the 2028 target.
- **The province's system studies**: whether the expansion gets approval to connect, and what upgrades EverWind must pay for.
- **The Membertou stake and the community fund**: final terms, and the exact figure for phase one.
- **Late 2027**: the first 95 MW due to switch on.

Not investment advice. Do your own research. The $19 million and $3.1 million per MW, 23%, 77%, 14%, 3%, 1.5 times and 14-month figures are our arithmetic.
